Named perils & types of commercial property insurance

One type of property insurance is referred to as “perils coverage.” “Perils” are the types of losses or events that your insurance covers. These will be specific perils, which will be listed on your policy.

There are three levels of this type of coverage: basic, broad, and special form. Not every commercial property policy covers the same perils. The type of policy you choose depends on your specific needs. Below is a breakdown of the perils commonly included within each category:

Basic

  • Fire
  • Lightning
  • Explosion
  • Smoke
  • Aircraft, watercraft, or land vehicle collision
  • Riot
  • Vandalism
  • Wind damage
  • Hail damage
  • Sinkhole collapse
  • Volcanic activity

Broad

  • Falling objects that impact the exterior of the building
  • Theft
  • Weight of ice and snow
  • Frozen pipes
  • Accidental water damage
  • ...plus perils within Basic coverage

Special

  • Special form is different from Basic and Broad because it covers all perils UNLESS they are specifically excluded.

How do named perils impact small businesses?

A problem you may face with this type of policy is if an event occurs outside of the named perils. For example, if theft is not listed and someone breaks into your building, stealing your computers, there is no coverage. This means you must pay out-of-pocket to replace your computers.

Depending on where your business is located, you may need earthquake or flood coverage. These two perils are generally not included in a named perils policy, but they can be added via a rider or endorsement*.

*A basic insurance policy can have additional coverage added to it, which is above the base policy plan. This additional coverage is called an “insurance rider.” It is also referred to as a “floater” or an “endorsement.” A rider must be attached to a standard insurance policy because a rider is not a standalone insurance product. A rider might also be referred to as “perils policies.”
